As part of my marketing plan, I help homeowners prepare their home to compete in a
difficult market.  This involves "staging" the home.  Staging is a process that allows the
home to show at its best.  Staging a home shows off its strong points and minimizes its
weaknesses.  Staged homes spend less time on the market than un-staged ones.  The
National Association of Realtors states that the average staged home sells for 6.32

My marketing plan includes many creative ways to sell your home.  I develop a separate
web page for each home I list.  I also utilize virtual tours and creative advertising to get
your home the exposure you need.  Custom articles and target mailings are additional
venues I use to sell homes.

I have developed unique programs to bring the public into my open houses.  The more
traffic I attract, the better your chances of a sale.  For example, I organized a Holiday
Open  House Tour in Mountain Lakes and Boonton Township.  This program draws a
tremendous amount of traffic to  listings during a traditionally slow period.  I also provide
food, music and information about the area to visitors that come to my open houses.  
The longer they visit your home, the more they will feel at home there!  I have also
arranged to have a mortgage representative attend some of my open houses.  He is able
to discuss market conditions and loan programs with visitors.  He is also able to
pre-approve buyers interested in purchasing the home.

listings might have (such as price changes).  I can provide you with information
about towns you are considering.

When you choose your dream home, I can help you decide on the appropriate
price and assist in the negotiation process to ensure you get the home you love at
a price that makes sense.  I will help you through the entire process helping you
along the way.  I will attend your home inspection and negotiate on your behalf if
repairs are needed.  Additionally, I will help you determine what needs to be
accomplished before you move in.

Buying a Home…..The Steps I will help you with along
the way to getting the keys!

Step 1
The first step in buying a home is to meet with me to discuss your needs and wants.  
Areas of interest need to be discussed and a realistic price range determined.
Step 2
I can help you find a mortgage broker to pre-qualify you for a loan to purchase your
home.  You will need this pre-qualification to make an offer on a home.
Step 3
I will search for suitable homes for you using the criteria you have discussed with me.
Step 4
We will visit homes I have found and homes you may have found searching on
Realtor.com or the GSMLS.com and other websites.
Step 5
Narrow your search to one or two areas you like.
Step 6
When you find that special house, you can then move forward with making an offer.
This is a process that can be a bit nerve wracking. You will want to make sure that
you are fair, but at the same time you get the best possible deal. Remember that
there will be negotiations. You will make an offer on the home, and then the seller will
counter that. This may go back and forth several times. I can help you determine a
suitable offer.  I will provide you with comparable properties that have recently sold to
help you determine the true value of your home of choice.
Step 7
Attorney Review:  Once the offer is accepted, both buyer and seller, I can help you
select a real estate attorney to review the contract.  This typically takes 3 days, but it
can take more or less.
Step 8
After attorney review is completed, the buyers hire a licensed home inspector to
inspect the property.  Typically, inspectors review the electric, plumbing, and
structural aspects of the home as well as the general condition.  Additionally,
inspections include:  insects and radon; mold and lead paint can also be tested for.
Once inspections are done, the buyer, real estate agent and attorney determine if
there are any defects that should be addressed.  If the buyer wishes to request
repairs, the attorney drafts a letter requesting repairs be made.
The seller, through his attorney, responds to the request letting the buyer know if he
intends to make the necessary repairs or compensate the buyer for the repairs.  If
this is not acceptable to the buyer, negotiations take place.
Step 9
Also following attorney review, the buyer begins the process to obtain a mortgage.  
The property will need to be assessed by the bank.  The buyer will also need to
obtain home owner’s insurance and title insurance.  Typically, your lawyer will order a
title search.
Step 10
Typically 10-15 days after attorney review is completed the second deposit is due.  
The contract designates who will hold the deposit money until closing.
Step 11
Prior to closing, I will help you notify the electric, gas (or oil), water and sewer
providers of the change of ownership.  Additionally, make sure you change your
address with the post office.  
I can help you choose a moving company.
Step 12
Check with your attorney to verify the closing day and time.
Before the closing, I will take you to the property for a final walk-through of the
property.  The property should be in broom-swept condition.
Step 13
Remember to bring a pen to closing; there are many documents to sign!
